Getting the best photos when selling

by Adam Smith

We all know the saying “first impressions count”. When it comes to selling a house, making a good first impression by having great photos of your property is crucial. It could mean the difference between a flurry of interest – or a few tentative enquiries.

Here’s our top five tips to ensure you get the best possible photos of your house for sale.

Tip #1 – Light it up

A well-lit room can do wonders for photography. It will help make your property appear airy and spacious. Take advantage of natural light by opening blinds and curtains. Another easy quick-fix is switching on all the lights in each room.

Tip #2 – Think minimalist

Clutter can make rooms appear smaller than they actually are. Clear out any busy spaces to ensure your house appears spacious and open. It could even be worth renting a short-term storage pod for any bulky items while your house in on the market.

Tip #3 – Go neutral

Consider removing personal items where possible, such as large family photos or school certificates on the fridge. Creating a neutral zone will help potential buyers easily imagine themselves living in your home.

Tip #4 – Clean and tidy

Give your property a good tidy before the photographer arrives with particular attention to the kitchen, bathroom/s and outdoor areas. If you don’t feel up to the task, hiring a cleaner and a gardener would be money well spent.

Tip #5 – Remember the small details

Photos capture everything, so try to consider the smallest of details. Don’t forget to:

  • Store non-essential kitchen appliances in cupboards
  • Tuck tea towels and rubbish bins out of sight
  • Hide personal items such as razors and toothbrushes in the bathroom
  • Fold any washing and put it away
  • Tidy bookcases and shelves
  • Hide pet bowls, toys and kitty litter
  • Make sure mirrors are streak-free
  • Remove any outside clutter

It’s worth the effort

While it may seem a tedious, de-cluttering and cleaning will ensure you get the best photos of your house for sale. A well-presented property will always attract more buyer interest over a home that presents poorly. And, it’ll give you a great start for when it comes to moving day!
